General
- What are your season dates?
Hill of Oaks is open from the 1st of March 2023 until the 6th of January 2024 for holiday homeowners, the Waterbird Boathouse, cottages, apartments, glamping pods, and lodges. The safari tents are available from the 1st of March to the 30th of November 2023. Opening is subject to adverse weather conditions. Please see sections 9-14 in our Terms and Conditions.
- Can I bring my dog?
Hill of Oaks is a dog-friendly park and a charge of £25.00 per dog per stay applies for all self-catering and glamping accommodation. We keep some accommodation dog-free for those who suffer from allergies. However, please note - where accommodation is listed as not dog-friendly, this does not guarantee that the property has not been occupied by pets in the past.
- What time is check-in?

- When is the reception open?
On arrival days reception is open Monday and Friday from 9am to 6.30pm. For the rest of the week 9am - 5.30pm.
- When is the café and shop open?
Our shop and takeaway opening hours vary according to the season. Please call or drop into reception to enquire.
- What is the cancellation policy?
Please refer to section 9 of our Booking Terms and Conditions.
- How much will the deposit be?
10% of your booking total (or one night if touring). The full balance will be due 4 weeks before your stay.
- I’m bringing a baby, are a travel cot and high chair provided?
Travel cots and high chairs are available on request, free of charge. If you would like to add these to your booking, please contact us on 01539 587 842. Subject to availability. Please note that bedding is not provided for the travel cot and the mattress supplied is thin, so you will need to bring your own.
- Are there accessible facilities?
Yes, we have accessible glamping pods available to hire which are accessible. Our Bistro and Farm Shop are also accessible and have an accessible WC. Dedicated accessible parking is also available next to the sales office. Please see our accessibility guide for full details.
- Can I bring my boat?
Sorry, but boats on trailers are not permitted. Canoes, kayaks, paddleboards and inflatables are permitted and must be stored on the booked accommodation.
- Is there Wi-Fi?
Yes, all accommodation comes with a welcome allowance of free Wi-Fi. Additional data can be purchased at an additional cost. Please note due to our rural location Wi-Fi signal is limited but we have 4G.
- Do you have an electric car charging point?
Yes - We have 2 double 11kW EV chargers on-site. Charges apply. Please download the Monta app in advance of your stay and follow the instructions to charge your vehicle. This is the link for the Monta app in Apple and Android stores. https://monta.com/ie/how-to-charge-with-monta/.
Glamping
- When can I book a glamping holiday?
Our holiday season for safari tents and woodland glamping pods is from 1st March 2020 to the 6th January 2021. Lakeside glamping options run from 1st March - 14th November 2020.
- I’m staying in a glamping pod, what should I bring?
Our glamping pods come fully equipped with everything you will need to enjoy your stay so no need to bring anything you wouldn’t normally.
- Can I bring a BBQ?
Yes, as long as the unit is raised well away from the grass, decking or facilities. Please let us know in advance so we can provide a heatproof pad for you.
- I am staying in a safari tent, what should I bring?
Our Safari Tents come fully equipped with everything you will need to enjoy your stay so no need to bring anything you wouldn't normally. We do recommend in the colder months (September to January) to bring extra layers and blankets, to stay nice and cosy by the log burners.
Seasonal Touring
- Do you offer touring pitches?
I'm afraid we no longer offer touring pitches, only seasonal pitches. We apologise for any disappointment this may cause.
- Can I leave my motorhome or camper van on the pitch?
Camper vans and motorhomes are not accepted. We apologise for any disappointment this may cause.
- What is provided on the pitch?
All seasonal touring pitches are hard standing and feature an electric hook up, water, and some have grey waste drainage.
- Can I book a seasonal touring pitch?
Our seasonal touring pitches are now fully reserved for the 2022 season, 1st March – 31st October. Please contact us for further details.
- What size are the pitches?
Seasonal touring pitches range from 6m to 8m.
- Can you see the lake from the seasonal pitches?
Only a short 2 minute walk from the touring field will have you overlooking lake Windermere with an uninterrupted view.
- Can I bring an awning?
Yes. Awnings are allowed to be kept up permanently - common sense applies, however, in adverse weather conditions if your awning is affected by the weather there will be a surcharge for removing the awning, contents and storage.
- Can I park my car next to my pitch?
Of course, each pitch has an allocated parking spot next to it for a car
- Can I bring a tent?
Tents of any kind, such as pup tents and toilet tents, are not allowed. We apologise for any inconvenience this may cause.
- Can I sublet my caravan?
Subletting is not permitted. Caravans are for family use and bona fide friends only.
